Derby City Council planners have given planning permission for the development

Plans for 674 homes across six new residential buildings on the site of a former market in Derby have been approved.

Shopping centre owner Derbion plans to build the homes along with ground floor commercial space, a public square and car parking on the vacant Eagle Market which closed in 2023.

Derby City Council planners said the scheme will "secure a range of economic, social and environmental public benefits".

Council leader Nadine Peatfield said the development will "play a vital role" towards achieving the authority's housing strategy while "breathing new life" into the city centre.

The decision comes following the approval of the Bradshaw Way Retail Park redevelopment with 478 homes, including a new 14-floor residential building.

Council planners said the Eagle Market demolition and subsequent redevelopment would optimise a brownfield site, meet housing needs and reduce pressure to build on greenfield areas.

Derbion said the development was designed to "rebalance the retail and residential offer in the heart of Derby".

Beth McDonald, managing director at Derbion said: "The Derbion Masterplan offers a once-in-a-generation opportunity to contribute to the revitalisation of Derby's historic city centre, so we are delighted to have secured approval."

Peatfield added: "The green light for Derbion's Masterplan marks a major step forward in our shared vision to transform Derby into a vibrant and welcoming place to live.

"By creating a substantial number of high-quality new homes, this project will play a vital role in supporting us to achieve our housing strategy while breathing new life into the Eagle Quarter.

"This is a very exciting time for our city centre, with Derbion's Masterplan complementing other major transformations such as the redevelopments of the Becketwell area and Market Place."
