Dozens of new homes could be created in Sunderland city centre as part of plans to convert a prominent building into a "co-living" scheme.

Nova Co-Living is seeking to redevelop and restore Arngrove House on the corner of Frederick Street and St Thomas Street to create new residential accommodation.

If approved by Sunderland City Council, the site would offer 63 studio suites each with a private bathroom and kitchenette, along with a communal lounge and other shared spaces including a games room and rooftop terrace.

The applicants said the development would be aimed at young professionals, graduates and contract workers seeking "flexible city-centre living".

An accompanying design and access statement said the scheme would be a "catalyst for the regeneration of Sunniside", the Local Democracy Reporting Service said.

Although the development is "designed around a largely car-free lifestyle", the applicants said there would be a parking space for an on-site receptionist and cleaner and one short-term space for deliveries and drop-offs.

A decision on the plan is expected following a consultation.
