Average house fetching 20% more than 2021 prices

The average price for a house on Guernsey in the second quarter of this year was £608,844, just under 1% higher than the previous three months, according to the latest government data.

However, the average purchase price was also a fifth higher than in 2021, the Guernsey Residential Property Prices Bulletin said.

Th total value of Local Residential Market homes was £182m and the increase in prices was also 2% up on purchase prices between April and June 2025.

There were 261 purchases in the second quarter of this year, 98 more than the previous three months; with factors including the age, location and quality of a property affecting the sale price, according to the government's data unit.

Andre Austin, a director at St Peter Port estate agents Swoffers told the BBC the latest figures were "pretty much as we expected".

He said it had been"incredibly busy and that's continued into the summer" and the market was "stable" without the "huge spikes" seen after the Covid-19 pandemic.

He added that the sector was "showing really good healthy activity levels" and there was a premium of buildings which have been modernised.

The records showed that 261 homes were sold between April and June, lower than the 297 homes purchased during the same period in 2021.

The government data and analysis team said the largest number of sales for the last three months were of homes valued between £500,000 to £699,999, with 47 sales of properties for £900,000 or more.

The average rental price for local market properties was £2,138 per calendar month for the same period, 34% higher than the same quarter in 2021.

The increase was also 3% higher than the same time last year, the report said.

Austin said the rental market was "a huge kind of challenge" and there was a limited amount of stock.

He said: "If you're looking to rent, 'challenging' is the understatement."

The average rent for local market properties was £2,138 a month in the second quarter of 2026, 1.5% lower than the previous quarter.

Austin added: "Like a broken record, [we say] we need to build more houses and that's not happening anytime soon."

The survey also found that there was an increase of 107 homes in the year ending June 2026.
