The £600,000 sale of a painting has helped Kent record a £293,000 profit for the year-ending October 2006.
The underlying operating loss of £165,000 compared favourably with a loss of £310,000 in 2005.
But chairman Carl Openshaw said much depends on gaining planning permission to redevelop the Canterbury ground.
"This year's financial out-turn provides further evidence of the need to change and improve the facilities at the St Lawrence Ground," he said.
"The outlook for the non-Test match counties remains challenging."
The painting of a match between Kent and Lancashire in 1906, by Albert Chavalier Taylor, was sold at auction in June.
