A fire in Lincoln city centre brought peak-hour traffic to a standstill on Monday morning.
The fire started at about 0600 GMT in upstairs offices and a studio operated by the Theatre Royal, forcing the closure of nearby roads.
About 20 firefighters using a hydraulic ladder were involved in dousing the flames.
No-one was injured but the fire caused a significant amount of damage, particularly to the sound studio.
Damping down
Sub-officer Ian Birkett said: "You can just see inside one of the rooms and it looks to have been pretty bad at the fire's height.
"There is some smouldering going on in there and we are in the process of damping down.
"The fire was brought under control reasonably quickly and obviously now (investigators) will try to determine the cause."
